Socotec KSA has been awarded a high-profile PMO contract for a tremendous project. We are seeking a highly experienced Real Estate and Development Lead to oversee the financial aspects of real estate development, pricing strategies, and financial performance across the program. This individual will play a crucial role in guiding the development strategy for various assets, including brownfield regeneration, new-built developments, malls, schools, and other infrastructure.


Job Description

Financial and Strategic Leadership:

  • Real Estate Financial Oversight: Lead the financial management and strategic direction of real estate development projects within the regeneration program. Ensure all developments—ranging from heritage asset regeneration to new builds—are aligned with the program's financial objectives.
  • Financial Modelling and Business Plans: Oversee the creation and maintenance of financial models, evaluating new development opportunities (including regeneration of brownfield sites, schools, malls, and other real estate assets) in terms of cost, revenue, and value proposition. Prepare and update business plans to guide project execution and identify potential risks to financial performance.
  • Price Strategy and Market Analysis: Develop pricing models for various real estate assets, including price per square meter (m²) for different types of developments (residential, commercial, retail, etc.), ensuring they are competitive and in line with market conditions and project goals.
  • Development Briefs and Strategies: Create and manage detailed development briefs that enhance project potential and value. This includes preparing strategies for development phases, operator strategies, and sales and marketing plans to optimize project execution and drive sales effectiveness.
  • Phasing and Delivery: Develop comprehensive phasing approaches for the delivery of multiple development assets, ensuring coordination between various stakeholders (e.g., contractors, consultants, regulatory bodies) for timely and cost-effective execution.

Project and Stakeholder Coordination:

  • Coordination with PMO: Work closely with the PMO Lead and other stakeholders to ensure all real estate developments are delivered in alignment with the broader goals of the urban regeneration project, maintaining financial sustainability and stakeholder satisfaction.
  • Business Case and Scenario Analysis: Conduct thorough business case assessments and scenario analysis to ensure that development projects are feasible, sustainable, and aligned with long-term objectives. Regularly monitor and update business plans to address any deviations that may impact the financial performance of the projects.
  • Stakeholder Engagement: Lead stakeholder engagement activities including design charrettes, technical workshops, and financial briefings. Present development strategies, financial models, and project updates to senior leadership, governmental bodies, and potential investors.
  • Risk and Performance Monitoring: Identify and address financial risks early in the project lifecycle. Continuously monitor project performance and financial outcomes, proposing corrective measures where necessary to ensure projects stay on track.

Real Estate Portfolio Management:

  • Real Estate Portfolio Strategy: Develop strategies for the entire portfolio of assets within the regeneration program, balancing short-term financial returns with long-term value creation. This includes optimizing the mix of residential, commercial, and social infrastructure developments.
  • Market Insights and Trends: Keep up-to-date with the latest trends in real estate development, pricing, and market conditions, both locally and globally. Ensure that the regeneration projects incorporate the latest best practices to drive market interest and financial performance.
  • Revenue Maximization: Develop and implement strategies to maximize revenue from the sale, lease, and operation of various real estate assets, with a focus on market positioning, demand analysis, and investor relations.

Leadership & Team Management:

  • Leadership: Provide leadership to the real estate development team, overseeing financial modeling, pricing strategies, and business plan execution across multiple projects. Mentor and develop team members to enhance their expertise and performance.
  • Collaboration with Consultants and Contractors: Coordinate with external consultants, contractors, and development partners to ensure alignment with financial goals and execution plans. This includes managing relationships with operators and other third parties involved in development and sales.

Qualifications

  • Experience: A minimum of 20 years of global experience in the real estate and development sector, with a proven track record of successfully leading large-scale development projects, particularly in brownfield regeneration and projects involving heritage assets.
  • Project Experience: Experience managing a minimum of 5 large-scale development projects, with a focus on complex, high-value developments, including residential, commercial, retail (malls), and institutional projects (e.g., schools).
  • Financial Expertise: Strong expertise in business and financial modelling, particularly in relation to real estate development, including pricing strategies, revenue projections, cost analysis, and scenario modeling.
  • Development Briefs: Demonstrable experience in preparing and executing development briefs, business plans, and development strategies, including the ability to identify and maximize project potential and value.
  • Certifications: Relevant professional certifications in real estate development or finance (e.g., MRICS, RICS, MBA in Real Estate Development, or similar).
  • Stakeholder Engagement: Strong leadership and interpersonal skills, with the ability to engage effectively with senior stakeholders, consultants, contractors, and government entities. Proficiency in preparing and leading design charrettes, workshops, and high-level technical presentations.
